The Cold Strip Above Your Foundation
Basement & Rim Joist Spray Foam targets the strip of framing that sits on top of the foundation wall. The rim joist is a single board between the outdoors and your basement, crossed by joists, sill plates, pipes and wires, and it is full of gaps. In a Grand Rapids winter it is often the coldest surface in the house. Batts stuffed between the joists rarely seal it and can trap damp air against the wood. Closed-cell foam seals and insulates it in one pass.
Why closed cell for basements
Closed-cell foam does not absorb water and slows vapor at normal thickness, so it can go straight onto the rim and onto concrete without creating a damp pocket behind it. At about R-5 to R-7 per inch (HomeGuide), two to three inches makes a big difference on a rim that had nothing.
Before you finish the basement
The 2021 IECC that Michigan has been moving toward lists basement wall insulation for Zone 5 at R-15 continuous, R-19 in the cavity or R-13 plus R-5 continuous for new construction. Foaming the walls and rim before the framing goes up is the easiest time to do it. Many cities and townships around Grand Rapids require a permit for a basement finish, so we fit our work to your inspection schedule.
Moisture and radon
Foam is not a fix for water coming through a wall. If a basement leaks, the drainage problem has to be solved first, and we will point it out. Sealing a basement also does not deal with radon: the Kent County Health Department says the county typically has moderate to high radon levels and that radon enters through cracks and openings in floors and walls. Test before and after any basement work.
Crawl spaces
Some ranch houses and additions sit over a crawl space. There we usually seal vents, lay a heavy vapor barrier on the ground and foam the crawl space walls and rim, which keeps the floor above warmer.
Rebates
DTE lists $50 each for rim joist insulation (all accessible rim joist plus at least 50 square feet), basement walls (200 square feet) and crawl space walls (100 square feet) for homes it heats. Consumers Energy lists $50 for rim joists and basement walls for gas and combination customers.

How It Works
1. Look for water first
We check walls and sills for leaks and damp wood before anything else.
2. Measure and quote
Linear feet of rim and square feet of wall go on a written estimate.
3. Prep
We clear the area, mask and set up ventilation.
4. Spray and check
Foam goes on to the written thickness, then we check it and clean up.

Basement & Rim Joist Spray Foam Questions
Do I need to insulate the rim joist if my basement is unfinished?
Yes, if you heat the basement or want warmer floors upstairs. The rim joist leaks air whether or not the basement is finished.
Can foam go over the sill plate and wires?
Foam can cover the sill and seal around wires and pipes. We keep it off things that should stay accessible, like electrical boxes.
Does foam need to be covered in a basement?
Building codes generally require foam in living spaces to be covered by a thermal barrier such as drywall. Your building department sets the specifics.
Will foaming my basement fix a musty smell?
It stops damp outside air coming in at the rim, which helps. A musty smell from water or mold needs the source fixed first.
